How to Use This Calculator

Land Transfer Tax (LTT) is a provincial tax paid by the buyer on closing day. It is one of the largest closing costs you will face and is often overlooked when budgeting for a home purchase. Toronto buyers pay a double tax — both the provincial Ontario LTT and a separate City of Toronto Municipal LTT. This calculator covers all Canadian provinces and includes First-Time Home Buyer (FTHB) rebates where applicable. Rates are current as of 2025.
