How to Use the Investment Simulator
1. Select Your Target Region
Start by choosing a city or county. Our tool automatically pulls the latest Zillow data to populate average property prices and rental rates for that specific area, giving you a realistic baseline instantly.
2. Set Your Purchase Price
While the tool provides a benchmark average from Zillow, you can use the Downpayment Slider or the Price input and rental box to match the specific property you are eyeing. Click Update after modifying the purchase price.
Tip: If you're looking at a fixer-upper, use the price you expect to pay after negotiations.
3. Configure Your Financing
Adjust the sliders for your mortgage details:
- Down Payment: Use the slider toggle between 25% (standard investor minimum) or higher to see how it impacts your monthly debt service.
- Interest Rate: Set this to your current pre-approval rate.
- The Stress Test: Slide this 2% higher than current rates to see if the property remains viable if you have to renew at a higher rate in 5 years.
4. Verify Rental Income & Expenses
Rental Income: Adjust this based on the specific unit's potential (e.g., if it has a finished basement or a renovated kitchen).
Expenses (%): This slider covers property taxes, insurance, maintenance, and vacancy. A standard rule of thumb is 15% to 20%, but you can lower this if the tenant pays all utilities.
5. Analyze the Results
The calculator will instantly output your Monthly Cash Flow.
- Green: You are generating a surplus.
- Red: The property is "bleeding" cash monthly. Use the sliders to see if a larger down payment or a lower purchase price turns the deal into a winner.

Our Data Sources (Zillow ZHVI and ZORI)
Zillow Home Value Index (ZHVI): A measure of the typical home value and market changes across a given region and housing type. It reflects the typical value for homes in the 35th to 65th percentile range.
Zillow publishes top-tier ZHVI (typical value for homes within the 65th to 95th percentile) and bottom-tier ZHVI (typical value for homes within the 5th to 35th percentile).
Zillow Observed Rent Index (ZORI): A smoothed measure of the typical observed market rate rent across a given region. ZORI is a repeat-rent index that is weighted to the rental housing stock to ensure representativeness across the entire market.
