How to Use This Calculator

This calculator determines the maximum home price you can qualify for based on your income, debts, and down payment. Canadian calculations use the official CMHC Gross Debt Service (GDS) and Total Debt Service (TDS) ratios plus the mandatory mortgage stress test. US calculations use conventional front-end and back-end Debt-to-Income (DTI) ratios used by most lenders.

  1. Select your market — Canada uses GDS/TDS ratios and the stress test; the US uses front and back-end DTI ratios.
  2. Enter your income — Use your gross (before tax) annual household income including any co-borrower.
  3. Enter your debts — Include car payments, credit card minimums, student loans, and any other monthly obligations. Canadian borrowers also include heating costs and condo fees.
  4. Set your down payment and rate — A larger down payment increases your maximum price. Canadian buyers: the stress test will qualify you at 2% above your contract rate (minimum 5.25%).
  5. Click Calculate — See your maximum purchase price, monthly payment breakdown, debt ratio analysis, and stress test result.

🍁 Canadian TDS limit: 44% — all debts cannot exceed 44% of gross monthly income.
🇺🇸 US Front-end DTI: 28% — housing costs should not exceed 28% of gross income.
🇺🇸 US Back-end DTI: 36–43% — total debts should not exceed 36–43% of gross income.
