How Stressful is this Mortgage?

Mortgage Stress Test Calculator

— OSFI B-20 · Canada · Updated 2025

How to Use This Calculator

Canada's mortgage stress test (OSFI Guideline B-20) requires all borrowers at federally regulated lenders to qualify at a rate higher than their actual contract rate. This ensures you could still afford your mortgage if rates rise at renewal. This calculator shows you exactly what rate you must qualify at, your maximum mortgage under the stress test, and whether a specific purchase price passes or fails.

  1. Choose your scenario — New Purchase applies when buying a home. Renewal/Refinance applies when switching lenders or refinancing (same-lender renewals are typically exempt).
  2. Enter your contract rate — This is the rate your lender has offered you. The stress test qualifying rate is automatically calculated as the higher of your rate + 2% or 5.25%.
  3. Enter your income and debts — The calculator uses CMHC's official GDS (39%) and TDS (44%) ratios to determine your maximum qualifying mortgage.
  4. Enter a target purchase price — The Pass/Fail checker tells you instantly whether you qualify for that specific property.
  5. Review the results — See your max mortgage, monthly payment, debt ratios, and how much the stress test reduces your purchasing power versus qualifying at your contract rate.
📋 OSFI B-20 Qualifying Rate (2025)
Qualifying Rate = max(Contract Rate + 2%, 5.25%)
Applies to all insured and uninsured mortgages at federally regulated lenders. Credit unions and some private lenders may use different rules.
🔄 Renewal Exemptions
Renewing with your same lender at maturity is typically exempt from the stress test. Switching lenders, refinancing, or taking out a HELOC requires passing the stress test.
